About Us

Hi, I’m Lys Blaich director of Action Buyers Agent, I work with my daughter Isabel. We are a family boutique agency. Originally from Melbourne, we relocated in 2002 in search of a balanced lifestyle in this beautiful region. Having invested over 30 years in the Sunshine Coast, particularly in Noosa and its surroundings, we bring a deep love of our region as well as expertise to our work.

After purchasing acreage in Peregian Beach and later settling in the Noosa Hinterland, we immersed in the local lifestyle, exploring interests in horses and motorbikes. We have a special connection for hinterland properties, it’s always with great pleasure and anticipation that we inspect acreage for our clients.

Our experiences living on large acreage as well as in premium coastal suburbs, provided insightful understanding of the varying demographics attracted to each area and why. We gained a strong knowledge of property suitability for a variety of pursuits.

From the pristine beaches to the vast hinterland, whether it’s a large land parcel, a smaller allotment, a modest home or the ultimate luxurious beachside abode , it’s ultimately peace and privacy our clients are looking to find. It’s our in-depth knowledge of our region that gives our buyers a clear advantage.

Guiding property journeys with wisdom, purpose, and a personal touch.

“My role as a buyers agent is not simply about finding a property that suits my buyers, it involves so much more, dealing with the nuances of the buying process or tweaking what needs attention to ensure all goes smoothly with my expertise to settlement and beyond.

I’m not afraid to do things differently, I trust my proven process, and that confidence shines through in my results and in how I serve my buyers.

My communication is my superpower, strategic, empathetic and always aimed at elevating outcomes. I see property not just as a transaction, but as a deeply personal journey. I guide my clients through it with their best interest first and foremost.”

Here’s just a sample of what’s coming

Buyer Tip : Know Your Budget and Plan for the long term.

When purchasing a property, it’s important to look beyond the excitement of securing your dream home and ensure you’re making a decision that’s sustainable. As buyer’s agents, we emphasise the importance of being pre-approved and purchasing within a realistic budget that you can comfortably service, not just today but well into the future.

Overcommitting can create financial pressure and in some cases, force a premature sale — something no buyer wants to face. We also consider the downside risks when helping clients, particularly those planning renovations or investment-focused purchases, to ensure the property supports both short- and long term goals. The right home isn’t just one you can buy it’s one you can afford to keep and enjoy.

Case Studies

Buying a home is thrilling, but it can bring unexpected challenges—from tricky contracts, competing with buyers, over-zealous third parties, investment risks, due diligence findings or the emotional side of buying. With our experience, we guide you through all possible obstacles, so your journey stays smooth and stress-free, without jeopardising your purchase.

A real world example of our expertise in negotiation to successful purchase outcome below.

  • This is how we helped one of our clients:

Case Study:

Negotiating Defects in Favour of the Buyer

Background

Our client engaged us as their buyer’s agent to assist in securing a family home on the

Sunshine Coast. As part of the due diligence process, we arranged a comprehensive

building and pest inspection to ensure the property was structurally sound and free of hidden risks.

Challenge

The inspection identified several significant issues:

Moisture ingress and poor subfloor drainage

A leaking roof requiring repairs

Minor termite damage in an external structure

Without professional guidance, these findings could have caused the buyer to either abandon

the purchase or proceed at an inflated price whilst absorbing costly repair works.

Our Approach : We analysed the inspection report in detail and sought independent

quotes from trusted tradespeople to confirm repair costs.

Client Advice: We explained the implications of each defect and presented realistic

options: renegotiate, request rectification, or walk away.

Negotiation: Armed with evidence, we led discussions with the selling agent and

vendor, presenting a fair but firm case for compensation.

Outcome: Our negotiations resulted in a $25,000 reduction in the purchase price,

enabling the buyer to proceed with confidence and allocate funds to necessary repairs.

Result: The client secured the property they loved while protecting their financial

position. This outcome demonstrates the value of having us as your advocate working

solely for the purchaser’s interests, particularly when navigating defect-related

negotiations.
