About Us
Hi, I’m Lys Blaich director of Action Buyers Agent, I work with my daughter Isabel. We are a family boutique agency. Originally from Melbourne, we relocated in 2002 in search of a balanced lifestyle in this beautiful region. Having invested over 30 years in the Sunshine Coast, particularly in Noosa and its surroundings, we bring a deep love of our region as well as expertise to our work.
After purchasing acreage in Peregian Beach and later settling in the Noosa Hinterland, we immersed in the local lifestyle, exploring interests in horses and motorbikes. We have a special connection for hinterland properties, it’s always with great pleasure and anticipation that we inspect acreage for our clients.
Our experiences living on large acreage as well as in premium coastal suburbs, provided insightful understanding of the varying demographics attracted to each area and why. We gained a strong knowledge of property suitability for a variety of pursuits.
From the pristine beaches to the vast hinterland, whether it’s a large land parcel, a smaller allotment, a modest home or the ultimate luxurious beachside abode , it’s ultimately peace and privacy our clients are looking to find. Negotiating Defects in Favour of the Buyer
Background
Our client engaged us as their buyer’s agent to assist in securing a family home on the
Sunshine Coast. As part of the due diligence process, we arranged a comprehensive
building and pest inspection to ensure the property was structurally sound and free of hidden risks.
Challenge
The inspection identified several significant issues:
Moisture ingress and poor subfloor drainage
A leaking roof requiring repairs
Minor termite damage in an external structure
Without professional guidance, these findings could have caused the buyer to either abandon
the purchase or proceed at an inflated price whilst absorbing costly repair works.
Our Approach : We analysed the inspection report in detail and sought independent
quotes from trusted tradespeople to confirm repair costs.
Client Advice: We explained the implications of each defect and presented realistic
options: renegotiate, request rectification, or walk away.
Negotiation: Armed with evidence, we led discussions with the selling agent and
vendor, presenting a fair but firm case for compensation.
Outcome: Our negotiations resulted in a $25,000 reduction in the purchase price,
enabling the buyer to proceed with confidence and allocate funds to necessary repairs.
